Olivenhain, in the eastern portion of the city of Encinitas, is considered semi rural where lot sizes generally range from 1/3 of an acre to 2 acres. Most homes are custom but there are several tracts of large homes and one townhome development in Olivenhain. Many properties are zoned for horses and other farm animals and the heart of Olivenhain is the historic Town Hall built in the late 1800's by the original settlers of the area. It is still widely used for community meetings and events such as the ever popular Bratwurst & Beer and the annual 4th of July picnic. A local craft fair is held on the grounds each November and is a well known venue for local artists and crafters. An active volunteer town council works to maintain the rural feel of the community.
